Concrete may look completely dry on the surface while still containing or transmitting moisture. If excessive moisture is present and isn’t identified before installation, it can interfere with the bond between the concrete and the coating system.

Here’s what homeowners should know about moisture testing, why it matters, and how it helps protect their investment.

Why Can Concrete Have Moisture in It?

Concrete is porous, meaning moisture can move through it even when the surface looks and feels dry.

Moisture can come from several sources, including:

  • Moisture remaining within the concrete itself

  • Ground moisture moving upward through the slab

  • Poor drainage around the structure

  • High humidity

  • Water intrusion

  • Plumbing leaks

  • A missing, damaged, or ineffective vapor barrier beneath the concrete

This is why simply looking at a concrete floor isn’t enough to determine whether moisture could become a problem.

What Is Moisture Testing?

Moisture testing is performed before a floor coating installation to help determine whether moisture conditions in the concrete could interfere with the coating system.

There are different testing methods available depending on the floor, environment, and coating manufacturer’s requirements.

  1. Concrete Moisture Meters

A moisture meter can be used as a screening tool to identify areas of the concrete that may have elevated moisture levels.

This can be helpful when evaluating a floor and determining whether additional testing may be necessary.

  1. Relative Humidity Testing

Relative humidity, or RH, testing measures moisture conditions inside the concrete slab, rather than only evaluating the surface.

Small holes are drilled into the concrete and probes are inserted at a specified depth. After the probes have had the appropriate amount of time to equilibrate, readings can be taken.

Because this method evaluates conditions within the slab, it can provide valuable information about the moisture that may affect a floor coating after installation.

  1. Calcium Chloride Testing

Another method sometimes used is a calcium chloride test, which measures the amount of moisture vapor being emitted from the surface of the concrete over a specified period.

The appropriate testing method depends on the project and the requirements of the coating system being installed.

Why Is Moisture Testing So Important?

A professionally installed floor coating needs a strong bond with the prepared concrete beneath it.

Excessive moisture can interfere with that bond.

When moisture vapor moves through the concrete and encounters a coating that doesn’t tolerate those conditions, pressure and moisture can become trapped beneath the coating.

Over time, this may contribute to problems such as:

  • Bubbling or blistering

  • Peeling

  • Delamination

  • Discoloration

  • Loss of adhesion

  • Premature coating failure

In severe cases, sections of the coating may eventually separate from the concrete.

That means a beautiful new floor can develop problems that have nothing to do with its appearance or everyday use—the issue may have been underneath the coating from the beginning.

A Concrete Floor Can Look Dry and Still Have a Moisture Problem

This is one of the biggest misconceptions about concrete.

A dry-looking floor doesn’t necessarily mean a dry slab.

The surface of the concrete may appear perfectly normal while moisture is still moving through the slab from below.

This is especially important with garages, basements, workshops, and other concrete surfaces where ground moisture may be a factor.

Moisture testing gives the installer information that can’t always be determined through a visual inspection alone.

What Happens If Elevated Moisture Is Detected?

Finding elevated moisture doesn’t automatically mean you can’t have your floor coated.

Instead, the results help determine what should happen next.

Depending on the severity of the moisture and the coating system being used, the installation may require additional preparation or a moisture-mitigation system designed for the conditions of the slab.

The important part is identifying the issue before installing the finished coating.

It’s much easier to address moisture during preparation than to repair a coating after it has already failed.

A professional floor coating isn’t just about making concrete look better.

The goal is to create a durable system that properly bonds to the concrete and performs for years to come.

That requires understanding the condition of the slab before installation begins.
